Thanks g. Well after a pretty miserable session of a variety of games and limits last night I dropped another 100.00 so the number I would like to make from here to closing (May 4th) from poker is at least 1600.00. That is a very doable number even with my somewhat slacker nature I think but the bad thing is I probably need to get this done a couple of weeks ahead of schedule to be able to receive a check from Stars so I will set the date at April 20th.

Well the guy made a counter offer of 52.5 which is only 1K above what I offered so I accepted that as I figured that extra was less than Xas loses on donkaments every Sunday so I could afford it So if the loan stuff goes through I will shortly be in the house renovating business (free room and board for all BTP handimen that would like to help fix it up )

Well time to go hoop it up a little bit on the outside courts as the weather here today is beautiful, just hope my knees hold up to the surface a little better than before.

The closing is on May 4th so that is a little ways off so I won't be able to do anything until then. Some of the first things I am going to do is to sand/refinish the remaining bedroom that hasn't been done, paint the exterior and interior and replace clapboards where needed, install water gutters or deflectors, replace some broken windows, replace most of the boards on the front porch. Other things that I need to do but have no experience in doing, retiling the bathroom and the kitchen floor.

If you tile with laminate tiles (peel and stick) that's pretty easy. I did our bathroom with no experience and it turned out....okay. I screwed up a bit, but not horrible. At any rate I would do a much better job the second time around, so at least one of your rooms will look pretty good.
